Work officially began today on Viridis, the new residential complex set to rise in the Castello of Serravalle around a private urban park spanning twelve thousand square metres. The project was conceived with a clear goal: to introduce to San Marino a different way of living — sustainable, technologically advanced and integrated with green space.
The start of construction comes after an approval process that took longer than expected. «Some procedures at public offices took more time than we had anticipated,» explains Lorenzo Busignani, the project’s creator.
«These are procedures that come with a development of this scale, and we approached them with patience. Today the process is complete and we can finally move forward: the work will now proceed swiftly.»
Market response has given the project further momentum. In the first six months of sales, twenty-four apartments in the first buildings were sold — a significant result for the San Marino market.
«It confirms that there was genuine demand for quality homes designed for a better way of living,» Busignani points out.
«Those who chose Viridis did so when the project existed only on paper. Now it’s up to us to turn that trust into reality, within the right timeframe.»
Viridis will comprise six buildings spaced thirty metres apart, for a total of sixty-five apartments ranging from 50 to 150 square metres. The specifications include underfloor heating and cooling, electronic air extraction and exchange systems, advanced insulation and integrated technology, all at competitive prices per square metre.
The project also includes one hundred and fifty parking spaces in addition to individual garages.
The complex also aims to offer a concrete response to the housing crisis the country is currently facing. «San Marino needs new housing, but above all it needs better housing,» Busignani notes.
«With Viridis, we want to show that it’s possible to build in an innovative and sustainable way while remaining affordable, giving families and young people a real chance to stay and invest in the territory.»
Finally, the project represents an act of urban regeneration. The site, left abandoned for roughly twenty years and previously occupied by a warehouse with an asbestos-cement roof, has been remediated and is now being returned to the community as green and residential space.
«Viridis isn’t just a collection of apartments,» Busignani concludes.
«It’s the idea that we can rethink the way of living in San Marino, putting quality of life, the environment and care for the land at the centre. We hope it can become a model for other developments too.»
